Notes

Certificate of Occupancy

Certificates of Occupancy (CoO) are not hard to get in St. Joseph County, IN. The work to get them is all very tedious, but once all things have passed, then we are good to go on everything to get this.

The inspectors will want to look at all the inspections that have been done before make sure that we haven’t missed anything, which we have not. The plumbing inspector is on the schedule for today and will complete his inspection today.

Tomorrow we will walk through the house, find anything we find, and get everything on the schedule.

I have left a message with Phil Contos to schedule the CoO inspection. I expect to hear back from him at some point today. I will ask him if we can get an emergency CoO to get you all in the house quicker; I do not believe we will have any issues with the final.

The water came back with a good pass, and I am currently sending that into the county.

Please do not forget to get the ground leveled around for the HVAC. That will be installed next week, according to SAMs.

Electrical Finally Installed

It has been a rough go on this one, but at least the electricity is finally in. Steve has been working hard to prepare everything for the storm on 4/5/2023. Thanks to Andy Buss for staying on task and helping Kenny with AEP. The house is starting to look like a house.

The basement has been studded in, stairs installed, and the garage is almost complete.

With all of this being done, we will install a sump pump to continue pumping out the water that is there through the draintiles.

Once the garage is done being framed, the roof of the garage goes on, then the siding to the garage. Then Steve comes back and adds electric lines to the garage. Then the garage door will be installed.

We will do a final backfill and grade after the soils are good enough to get the septic in. Gas will go in once this area is complete.

With the weather fit and finish will be started soon as well!

Well is Reinstalled

I just talked to Boh’s Well Drilling, and they told me your well is reinstalled. Once electricity is in, they will be back out to test it, which we received a green tag yesterday for the inspection. They also stated that if the homeowner does not like it on the cinderblocks, they will remove it and put it on the floor.  Discussed this with Andy, and he stated that he would like to have it off the cinderblocks.  Daniel should be out there to help with the water situation out there.

Our framers should be out there tomorrow (3/24/23), barring any unforeseen circumstances, to start framing out the basement stairs and basement walls.

Everything is happening in a good time and excellent manner!

Gas

Kenny met with NIPSCO this morning at the property. Unfortunately, there are no gas mains within 2 miles of the property. To get gas would be very expensive because of this distance. We highly recommend going with an LP tank toward the front of the property near the end of the drive. Kenny will update the renderings and send them over sometime this week. As a company, ModWay Homes, LLC, and as individuals (Kenny and Adam) both recommend Franger Gas for your LP Gas needs.

The Foundation Hole

Excellent day!

We were able to acquire the demolition permit and the foundation permit today! Once we can supply the serial numbers to the building department, we can get the full building permit.  Moving forward.

The foundation hole was dug today. Kenny has uploaded the pictures taken today from the dig.
